The three day waste or nuisance eviction notice does not provide an opportunity for the tenant to cure.  Examples of waste or nuisance include unreasonable damage to the property, consistently disturbing the peace and enjoyment of others, and drug use. 
 
Since waste or nuisance is often difficult to prove it is usually best to serve another type of notice instead of or in addition to the waste or nuisance eviction notice.
